Mandarin Oriental: the residence beyond the hotel

A 2026 expansion account linked restored Florentine houses, Sardinian coastline and Puglian trulli through a serviced-home format.

A collection of houses does not have to acquire one architectural identity to share a hospitality format. Mandarin Oriental Exceptional Homes used that distinction in the expansion described by WAYFARER in January 2026.

The account introduced ten additional properties in Italy and Spain. Florence, Sardinia, Puglia and Marbella supplied different settings, from an urban residence to rural buildings and coastal villas.

Several kinds of house

Villa Petrucci in Florence was described as a restored property divided between two houses, with gardens and a private pool. The original report placed it in relation to the city’s historic attractions rather than treating it as an isolated countryside retreat.

In Sardinia, Villa Marzia’s connection to the sea supplied the principal reference. In Puglia, traditional trulli brought another construction language into the collection, with their rural setting remaining part of the proposition.

The Spanish additions described in the archive were in Marbella, some looking towards golf landscapes and others towards La Concha.

Support around the domestic space

The brand presented concierge and culinary support as ways to connect private residences with hotel-style service. The exact inclusions and inventory are not verified here as current offers.

The useful design question is how that support fits the house. A successful residential format should not need to remove the building’s particular character in order to make the service recognisable.
